    It's a share-of-freehold situation. It's a flat, so I guess that the managing agent can be changed if everyone in the estate agrees they are delinquent, but my vendor probably has limited individual power, as the others have as well on their own.

    So the managing agent may have a property manager who is responsible for that site.

    Do you know how the residents run the company (if there is one). Are there directors? If so, they may be able to apply pressure via the property manager. Not saying it will work as, in my experience, MAs can be very slow - especially the bigger ones. But, an unhappy director may concentrate minds at the MA. We are just changing ours because of slow responses and monolithic back offices.

    Your vendor may have some idea.

    What are the timescales for obtaining the documentation has that actually been established?

    The management company should have timescales to provide information,responses etc.

    if they don't then escalate to a stage one query/complaint.

    It does need to be actioned by the current leaseholder so ask them to chase on your behalf.
    The vendor should be happy to do that for you especially if it becomes problematic in holding the sale up.
