Struggling to sell flat-no offers

Hi guys
My wife and I are struggling to sell our flat, it's been on the market for nearly 3 months and we've had a fair amount of viewings (nearly 20) but no offers. I think the price is reasonable, and all the agents who gave valuations were around about the same price bracket.
I thinking of switching estate agents to one more local. Not sure what else to do. Any help would be appreciated!

Most of the recent sales have been within £5-10k of the asking price. Its not letting me post a link, but it's a 2 bed flat N21 1UL0

Looks like a nice flat.
Photos a bit disorganised. Photos of the second bedroom don't show it off very well. Photos of lounge/kitchen mixed in with photos of bedrooms, very hard to get a sense of the property.
Has the estate agent given any viewer comments?
Its hard to see from the photos what grounds there are, doesn't look 'wonderful to look out on' from what there is.

Not sure of prices which unfortunately is usually the main thing.
The description is brief and doesn't cover the parking arrangements (are they good or bad compared to competition , much about the location and public transport links, service charges (how do these compare?)
The photos omit the ensuite and the supposedly nice gardens and some are not brilliant but the flat looks lovely to me and in extremely good condition.
With 20 viewings but no offers its less likely to be the description/photos and more likely a fundamental such as price (including service charges) or location (including position in block). Ground floor can be less popular too.
It also looks very new - are you moving very quickly after buying? That often makes people suspicious.
I think first step is to press agent for feedback - 20 viewings but no real clue why no offers is a bit rubbish.0 -

It's entirely about price - being that it's about twenty grand over what comparable flats in that development have recently sold for. I'd be buying this place if I had £375k to spend, or even haggle on this one for an extra bedroom.
List it at £350k and you should see some interest which converts into offers.0 -
The details are clearly doing their job, for you to get 20 viewings.
So what's happening on the viewing that's putting them off? Feedback is the only way you'll find that out.0 -
Ignore the stuff about the pictures, if you've had 20 viewings and offers you dont like, the reason is simple, you are asking too much.
Make a deal with someone who made a lower offer than you wanted, maybe you can nudge them up a bit, then move on with your life.0 -
I know the area and the supermarket is close by, it's a short bus ride to Southgate station or a 20 min walk to Oakwood station and there are fantastic schools a quick walk away and a lovely park. Maybe lower the price a bit to get some more interest.0
