    You could see that decision in every single room of my house when I moved in a couple of years ago. I don't think the previous owners expected to live as long as they did!

    How much was the carpet to start with, we replaced the living room carpet in a family rental before we moved out and it cost us £1300 for a like for like replacement with fitting and that was re using the underlay and gripper rods. that was just a Abingdon carpet far cheaper than wool.

    Different avenue of thought (money saving, possibly): did your dog have third party insurance? My friend's dog ripped up some wallpaper in someone else's house and their insurance paid out for the redecoration. Or did you have any home insurance that might pay out for the damage to the carpets?

    I have a 2-bed rental, and a few tenancies ago, the tenant on checkout indicated that a carpet stain on one room had been caused by a bottle of hair dye having been overturned.

    The carpets were new when they arrived but they'd been there 3 years; only one room was affected. The bill for fitting the underlay and the carpets was IIRC about £4k, so my proposal was

    - assume carpets last 7 years so 4 more left
    - assume half the cost was the underlay
    - so the current value of all the carpets if intact would be 4/7 * 50% of £4,000 which is £1,142
    - the flat has four areas of roughly similar size - 2x bedroom, 1x lounge, 1x hallway / stairs
    - only one area has been stained, which is 25% of all the carpets
    - therefore my loss is 25% of £1,142, or £285
    - why don't we call it £200, because the mark's in a corner?

    The tenants agreed to this, but in the course of the amicable discussion (they started out a bit defensive because they assumed I'd demand £4,000 or something mad, then relaxed a bit) it transpired that their contents insurance would have paid for this anyway!


    Four thousand £s for carpets in a 2 bed property? Were they spun gold? Aubusson? Kidding, with the Aubusson bit.

    I was quoted that for axminsters in a 2 bed :)

    Wow! Guess we really did not realise just how good a relationship we had built up with the flooring company we dealt with down south. Pity we are stuck 'oop 'ere, now. Thanks.

    Yep. Also the underlay was much higher quality than usual, the thinking being that when the carpets got ratty I'd bin those and recarpet over the old underlay.

    Carpet is typically £35 to £70 per square metre for 80/20, underlay often only a tenth of that. Spend more and you only have to spend it once.

    They'd not been reading the recent articles about those poor people that have lived to over 100 then? - a few to around 120:eek::eek::eek:

    In my 60's in my case - so only around 20 years or so to go - and yes I can guarantee that (being in the Baby Boomer/will have control of it generation):). I think decent-quality carpets (as these are) should be fine for around 20 years.

    Of course you can't guarantee it. You could die tomorrow or you could be in fantastic health and still enjoying your life at 95.

    If they're your own carpets you tend to look after them, home owners tend to be more house proud. Bit like a hire car, I drive it like it's stolen, whereas mines driven gently.
