I don't have the answers because I'm not qualified to give them however I do have personal experience and every single qualified person that I've spoke to so far has said that you can't get a mortgage with an AP. If you think you can get a mortgage with an AP then please share the name of the lender here for the benefit of others because I've been through all the major brokers and gotten nowhere.
Also, being involved in the property industry I've seeked advice from developers who've all told me the only company worth dealing with outside of the bank is L & C. Being fresh behind the ears I ignored them and spent nearly a month Googling other brokers and 3rd parties. They all said exactly the same thing...... You can't get a mortgage with an AP....Period.
I hope you are not taking this personally, I'm not out to prove you wrong nor would I go against someone on a forum who clearly has loads of posts and thanks however I know I'm 100% correct in this instance, I want to save others from getting talked into an AP.0 -

You can get a mortgage with an AP. And Defaults. Even with CCJ's.
Speak to a broker who specialises in those with adverse credit histories.0 -
The big question for me is..............if your score is totally irrelevant how would you know if you were doing well/bad?
It's not totally irrelevant, however it's only part of what lenders look at when assessing your application.
For instance, they might decline you even if you have an excellent score if you don't have the income to afford to repay the product you are applying for, or if you don't fit in with the niche they are targeting (ie bad credit, new to credit, self-employed people, etc).Your cholesterol levels are not seen, or used, by your heart and arteries, so ignore it.

It's not totally irrelevant, however it's only part of what lenders look at when assessing your application.
I'm pretty sure lenders can't see your score, therefore it can't be part of what they look at.
