Subsidence Claim and Selling House

Hello,
I have an active subsidence issue which is being dealt with via insurance claim - trees on neighbouring property were the cause, they have been removed. Once the rectification works are complete, I would like to sell my house (not related to the claim, but because I need to live somewhere with better transport links).

Questions;
Will the value of my house be affected?
How hard will it be? Will selling with this history be just impossible now?
Will potential buyers be stuck with my current insurers?
If in this situation, how long would you wait after the claim has been completed to try to sell?

    [FONT=Verdana, sans-serif]Its bound to put some purchasers off so you should expect some discount but providing the repair work has been properly carried out and documented you should still be able to sell ok.[/FONT]
    [FONT=Verdana, sans-serif]Make sure you have full documentation, specification of all the work carried out etc and hopefully a defects insurance guarantee that will be transferable to the new owner.[/FONT]
