Remortgage valuation eyewateringly low!!

We had a surveyor come round to do a valuation for our landlord to remortgage (we rent) We live in a very popular and expensive road and last house sold her may last year for 600 exactly. The houses are identical but this year April the valuation here was 4950

Remortgage valuations always seem to be low.
Not always, when I re mortgaged last year the valuation came back £25k more that I had put on the forms and a note that I had under estimated the value! I don't 100% agree but it made no difference to my rate so I just ignored it, ultimately if I sell the only accurate valuation will be what someone pays.0 -
You go on to thread after thread and argue and derail legitimate questions. You need to stop this, you are helping no one and in fact being a hindrance! I genuinely think you need to step away from your computer and go and live a proper life - not being rude here but seriously there are better ways to spend your days!
BTW my second valuation has come in at £120K MORE than the first one so it is worth questioning a surveyor if all the evidence shows it to be wildly differing!!
Seriously doubt that "questioning" a surveyor is going to result in a 120k uplift in value for most people ...:rotfl:You are definitely in a minority IMO.0 -

I'm going through the exact same thing at the moment. Just looking to remortgage, was considering selling a few months ago and got three valuations (2 at 575k and one at 600k).
Decided to stay and have come to remortgage and NatWest have valued my home at 420k.
This has caused a problem as it kicks me out of the rate available to a 60% LTV (I only need the house valued at 480k or more to achieve this).
I paid 450k for it and have put a lot of money into it, so I'd be surprised if it's dropped by 30k.
Did you have to pay for another survey in the end?

Looks like you've missed the fact this thread is from over a year. The OP hasn't actually logged on in over two months so I'd say it's unlikely they'll see your post.

I didn't miss how old the thread was, but I didn't dig as deep as checking the last time the person logged on. I figured they would just be sat at home watching this thread and crying that it's been a whole year since someone replied.

House price drops are pretty traumatic for many on here unfortunately, normal society is embracing the fact that people have woken up to the fact that big debt for basic shelter isn`t a very money saving thing to do.0
