sometimes it can be fast - we sold and completed in 6 weeks - however our purchase (we live in MOD property so the two didn't need to tie up) was aborted at 15weeks and we are starting again.

When we purchased an empty leasehold flat (we were ftb) it took nearly 9months!!! When we sold it (we were relocating to rented, and buyer was selling her flat to her freeholder) it took 12weeks, but that was because I had been the biggest pain in the butt to the managing company for the previous 12 months (they were beyond useless with everything) and basically rang them daily once I knew they had things to fill in.

Buying this freehold house (no chain) took four months.

I'm now 9 weeks post-accepted offer and still not exchanged even though it should have been a simple transaction (no chain in either direction, cash buyer, etc.). Everything held up by a minor title issue, slow communications between solicitors and a lazy seller's solicitor.

[Just received confirmation that the title issue has been resolved. Aiming to exchange tomorrow and close on May 22nd. Phew.]
