    What about sending him a letter (by recorded delivery) stating exactly what the problem is, and what you'd like him to do about it?

    I'd suspect however that if the boiler is working and passed its safety checks then legally there is not much you can do.

    Personally I'd be looking elsewhere. I might have picked it up wrong but you are paying 900pcm ??? Surely you can find something better for that sort of money! Is getting a mortgage and buying somewhere an option?

    unless your in london should be getting you a seriously nice pad not some 'young ones' style slum with a rachman landlord!

    Dawn, I understand your frustrations which seem perfectly valid, however I also speak to LLs who are on the opposite side of the coin to you.

    Often they are only just making ends meet and have thier own kids to feed and clothe so spending money on tenants is the last thing on thier mind, afterall they bought as an investment not as a social service.

    I'm not defending the LL, just giving you a sense of why the meeting of your minds has not occurred.

    Look at the contract you signed. If he is in breach you should be able to get him to do the work. Make a video of all the faults, this may well prove vital in the event of claiming compensation etc

    I was about to jump on your head, but you added that you weren't defending the landlord! (Even though it sound like you are!)

    Landlords make a choice when they rent property out.

    This sort of an attitude from a landlord is totally unacceptable and harms the the good name of the responsible landlords in the UK. (All 12 of them...)

    TBH I don't care if the Landlord is making a profit or not... if you're giving the LL £900 a month then he has to make sure the place is up to standard.

    If they don't have time to do what is required of them or have other things on their mind then they shouldn't be a parasite in the first place. Sorry, did I say parasite... I meant landlord.

    Part of the problem is that they "bought as an investment". Why didn't they put their money in high interest account instead? Houses shouldn't be investments, they should be homes, and using them as investments damages society.
    Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.

    900 quid a month sounds like a lot of money for something in that state! I'd agree with the others and say get out quick, possibly withholding rent as this guy sounds like he'd be a !!!!!!! to get the deposit back off (needing to paid in cash! - !!!!!!!).

    Re the pets, even if landlords say in theory they don't want pets, in practice they can be more flexible.. Eg my lease says no pets, but the couple here before us had 2 huge dogs! So it's always worth asking - if it's got a garden and looks suitable, maybe don't mention the pets until rental is agreed , and then just mention them at the last minute, by which time letting agent mught decide it's not worth the hassle of stopping you going ahead?

    Have you tried saying to your landlord that unless all these points are fixed asap you will give notice? This chap obviously wants his cash more than anything and it's not as though anyone else would put up with it either for longer than 5 minutes....

    I'd get out and find yourself a new place straight way - check out on rightmove etc what's available.

    You never know - if you post on here what area you're looking in, one of the landlords on here might even have a place to let you! ;) Or someone might be able to point you in the direction of a good landlord or agency. Worth a try.
