Having to drop house price to fit in rightmove webite search criteria

    I agree - as a buyer, I love floorplans, and find them even more important than photos!

    However, EAs often like to avoid using them up-front - their primary aim is to get you into the house so they can start "selling the dream" to you... when you see a floorplan online, you make an instant judgement about whether the house is right for you, and you're less likely to book a viewing (or, if you do, you will have strong pre-conceptions).

    However, if a house has a really lovely atmosphere, you could be swayed even though the layout isn't quite as expected (downstairs bathroom is a good example).

    Annoying, but these tactics are what get them the sales... :rolleyes: And this thread is about selling, after all...

    I see what you're saying but I tend to be much more cautious of anything without a floorplan - it can put me off making a viewing. Foxtons are arguably the EA with the most aggressive sales tactics in the country and they include a floorplan as standard on everything they advertise. I think it just cuts down on a lot of wasted time for all concerned.

    Hey, you won't find any arguments here - I drew up a floorplan and posted it everywhere when selling my flat, even in the front room window! :p

    But, as a tactic, it is in dispute, and some EAs deliberately won't go there (rightly or wrongly) for the reasons above.

    I rarely see floorplans on Rightmove, except when searching London.

    Agree with what was said about price bands. We searched £20,000 above our budget, and bought £10,000 above. Very nearly bought something offers above £20,000 above our budget, but it needed loads of work, and we just had to accept it was not for us.
    Been away for a while.

    I'd search for property up to about 1.5x what I wanted to pay and up to 30% under

    So, for your house, I'd be looking at all properties £80k to £200k

    What it comes down to is that your property is overpriced.

    If your property was "cheap" it would have sold by now.

    You think you property is worth £120k. The market thinks it is worth less. You need to drop the price until your prices matches the market's price.

    If you wish to complete by christmas you need to be VERY aggressive in your pricing... you essentially need a cash buyer. (Not a cash buyer as in how the estate agents deems a cash buyer, which is someone with no chain, you need someone with actual cash in bank...)

    Drop the price by £10k a week until you start to get offers, then only accept an offer from someone who has ACTUAL CASH. Ensure the EAs get proof they have cash and get that in writing. Don't take any of the EA "position to buy" crap. You want CASH ONLY.

    Essentially it comes down to this: Your house, like anything else, is only worth what someone is prepared to pay for it. Until you have the buyers cash in your bank account, you house is worth precisely £0
    Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.

    remember there is a stamp duty threshold at 125k, chances of somone paying £1300 tax cause your house is 5k nicer than another is slim.

    That said i look for houses anywhere upto 40k over my budget, though i could probably streach to it if somewhere really took my fancy but its nice to see them dropping in price and comming back on the market nowadays.
