My house has been on the market for seven months. We have had plenty of viewings but only one second viewing. The EA says the price is right and nothing needs doing to the house.
Should I sit tight or is it time to try another agency?

Why change agents if you are getting plenty of viewings?
Surely this suggests there is something wrong with the house or the price?

This happened to us when we first sold ours - 15 viewings, a couple of 2nd viewings but no offers... how does your house compare with others on at a similar price?
We dropped the price of ours by £5k and got an offer straight away... it usually means that people are interested but not prepared to pay what you're asking...0 -
The original price was 115 then we dropped it to 110 a few weeks ago. There was a bit of interest after this price reduction but that has now faded away.0

Nice house, you would pay at least an extra £50,000 round here for that. Maybe a few extra photos would help encourage 1st viewings.
When we were on the market in 2006, we were getting letters and leaflets from other EAs claiming to have waiting buyers interested in a house like ours, if only we would switch to them. Think about this for a moment. Some secret pool of buyers who will only buy through one estate agent?
Will your disappointment at a lack of 2nd viewings be solved by another agent? They can only get people through the door once, then it is up to you and your house. Switch by all means if you think they are not marketing properly, but check your contract, making sure you do not sell to someone they have previously introduced.Been away for a while.0 -

firstly, speak to your agents. With only 1 photo up on rightmove I'd question why.
I know when I was looking through RM in my spare time while looking for places I didn't give places without extra photos much of a look.
Having had one place where the vendors pulled out just for changing their minds on a property which only had the one picture up, I personally thought how interested are these people in selling if they don't force their agents to get more pics up. And I for one like to see, front room, kitchen & dining room, bathroom and bedrooms. Garden to if there is one. That's definately a good starting point I reckon.0 -

I agree, but the OP has had plenty of viewings. Could the decor inside be putting people off? Is anything about the location of the neighbour's houses putting people off?
If anything the EA has an incentive to tell you to reduce the price, so they can get their money. So they are probably being honest about the price. If they are getting you viewings this would suggest they aren't the problem too...0 -
