Burgarly - tenant

*burglary

Hello!

So I am currently renting a place with 4 other tenants and was recently burgled. A lot of things were taken from my room which was devastating. My question is, the door lock on my door was faulty and left me unable to lock my door. I reported this to the estate agents 2 months ago and they acknowledged the email, however no one ever came out to sort the lock. Does anyone know if the estate agents are liable here? Possibly on the grounds of negligence? Because in theory, if I could have locked my door my things would have been fine.

    How did the burglar get in the house, and did they take anything from the other rooms?

    Are you asking this because you have no contents insurance?

    Well the police think it could have been through the bathroom window, but that’s just a guess We have communal cleaners as well, so could have been them. One of the other guys had a laptop stolen which was in the lounge. The others were fine because they had their rooms locked.

    Two months and you didn't sort the lock yourself?

    If someone wanted to break into a room an internal lock wouldn't stop them.

    Well I’m no joiner and I don’t want to potentially damage the fitting. Well it’s better than no lock, who’s to say they would force there way in? At least if it was locked my stuff would have a chance of being safe.

    The letting agent acts on behalf of the landlord. They can't go fixing things unless they have authority from the landlord to do so. That said you'd be surprised how few statutory repairing obligations landlords in England & Wales have. The lock on your door may have been broken but the landlord didn't actually have a statutory obligation to fix it.

    I think this is just going to be one of those hard lessons in life. Get yourself some contents insurance.

    Yeah unfortunately it seems like that will be the case. They seemed happy enough to fix the lock, they did say they would come and fix it, but never did? I did raise concerns a few months back that people had been in my room (may have been workmen), that’s why I wanted the lock fixed.

    Well it’s a 5 bedroom house on 3 levels. Does this change anything?
