Can you help me sell my house - again!?

We are back on the market after our buyers messed us around (wanted money off for non existant problems and a fixed moving date and, and, and... ) and we are actually pleased to be rid of them 
But now we need to sell again, and in a slowing market (here at any rate) any advice you can all give on things that might attract buyers would be a great help!

I think your house looks nice, v. clean and tidy.
The only thing I would say is that the kitchen looks very white. Could you get some cheap accessories to put some colour in there?
As the market is slowing are you able to drop the price if you get no interest? What did the last buyers offer you?0 -

Well..just a few pointers..I'm just going on what all these programmes say lol
Front of the house: Eventhough the driveway is a good thing it makes the front of the house look a little bland if you're not careful. Could you put some colour using winter pansies/mini bright green confers/coloured primroses in a couple of pots or hanging baskets?

Bed 2 Could you lose the two pics on the side wall?..it makes the walls come inwards if you know what I mean..lol sorry daft I know but if you leave the one pic at the top of the bed it elongates the room.
Kitchen Could you take the items off the top of the fridge..it gives the impression that you are short of storage space, so not enough cupboards etc. Maybe put a plant/flowers on kitchen table?
Bathroom Is there items on top of the cabinet?..same reason as kitchen. Make sure all cleaning bits are put away too.
Garden Great use of the space you have...add a bit of colour?..even a pot on the picnic bench would look nice.
Dining Room I know that you may need the playpen but not looking too great in the photo (eventhough some people may say that it at least means that you can fit one in) but it limits your buyers. Also could you take a few bits and pieces of the shelves and store away?

I'm in the same boat op after our buyers messed us about after weeks and weeks! I don't have pics to show i'm afraid only the front of the house which we are aware could do with a new driveway as the tarmac is rubbish but we did drop the house price accordingly.Hindsight is a wonderful thing0

Thanks! The pic of the kitchen doesnt help I dont think - it was looking very bland so we put new blinds in there and added some colourful pics/plants etc... I'll look about though, see if we can get some brighter accessories.
We've dropped the price already, last time it was on at 169,950 - we could afford to sell at around 163 but not really any lower than that - we'll have to stay put if we dont get any decent offers!
The last buyers offered us 165 - but wanted 4k off - nothing came up on the survey and I have a copy of the summary and it clearly says no urgent problems. In fact it's so good I gave a copy to the EA to prove it!

So sorry to hear that the sale fell through , but like you say probably well rid of them.
Just to say that again the house looks lovely, the decor is sympathetic with the building etc. But its the kitchen and the front for me that look cold and a bit impersonal.
They just dont seem to fit in with the lovely look of the rest of the house.
More colour in the kitchen will help, I think. I know its difficult to put colour out front at this time of year, but what about more greenery in tubs? It'll soften the harshness of the drive and that way you can take it with you when you do sell.

just my 2p worth....
yr house looks fine...but the pics are all very washed out - which is maybe why people are suggesting more colour. I'd get Taylors to adjust the settings on their camera - or even supply your own.....
On rightmove you're competing with lots of homes so the pics need to be pretty good or people will just zoom straight past...
As a matter of interest how happy are you with taylors anyway. i found them a bit full of themselves when i was selling a house in Adamsdown (though it was a few years ago now...) They were more keen to criticise the other estate agents than promote what they could do which put me off.
When I was househunting recently I found their website very fiddly and difficult to use and I don't think they advertise much in echo and western mail.
if you've been with them more than 3 months (or whatever your contract says) maybe it's time to start looking at alternatives...
I've found peter alan and knights to be pretty good....or take the plunge on your own and try house ladder.
if you do use a cardiff estate agent try getting the fee to 1% - don't pay any more that 1 and a quarter per cent

Thanks for the comments! We have some pots of brightly coloured flowers etc ready to go out now - hanging baskets for the front and back gardens too... all helps!

Flowers now installed on the table - and Ill see about taking some stuff off the fridge too - good point!

I'm in two minds about the playpen - we really need it (We've got 18 month old twins!) but i can see it takes up a fair bit of space - but then again, shows how much space there is!!

Hi Andy - thanks for the comments - so far Ive found Taylors to be pretty good - they seem to be a popular agent in this area - but I do agree about their website, its not great... though I think most people look on rightmove anyway. They havent criticised any other agents (not to me in any case!) but we are out of our tie in period now - so I'll see how they do this time... they did get us a buyer before after all!
