    I complained to the Estate Agent they're advertising a new build which has no chance of being built in the time they're saying and the fact the site is basically unsafe. They haven't replied.

    What actions can I take against the Estate Agent (aka the developer)

    I'd suggest picking up the telephone and having a direct conversation. Rather than surmising what the current situation is.

    The whole loose/lose confusion has become endemic. I don't know when the confusion set in but I see it everywhere now.

    But I have had my fair share of dodgy EA myself
