FTB, When and How to chase thing up.

Hi all,

FTB need some advice please.

How long does it usually take for seller to filled out the relevant information forms and returned it to their solicitor? It is a probate granted property which is currently vacant so no chain.

Our offer was accepted almost 3 weeks ago, solicitor details and proof of cash was provided the same day. We get a weekly progress updates from EA Sales Progressor who today told us for the second time that vendor's solicitor is still waiting for all of her client forms to be returned.

When is it appropriate to start chasing Vendor/EA/Solicitor? (I have vendor's address from grant of probate) if it's appropriate at all?

Is it a good idea to ask solicitors to start with the searches since the survey is being done today and homebuyer's report will be ready next week?

We'd like to exchange & complete on the same day, is it a good idea to start talking about this date with solicitors now?

    well if you have not instructed your solicitor to start searches yoi can hardly complain about the other side not doing something!

    Probate? the sellers are probably trying to find out information about the property as they won't be familiar with it.

    Ignore the EA - legal matters belong to solicitors.

    During the initial meeting, our solicitor said the searches will start after receiving the paperwork from the sellers solicitor. We have paid the relevant cost so the money is ready for searches to start immediately after they receive the pack.

    We are very keen to complete asap, LL wants his place back and we want to stop paying rent. I am wondering if it's too pushy to ask for searches to be done without the pack.

    My time scale

    3/4/18:offer made
    4/4/18:offer rejected
    4/4/18:offer increased by 10k
    6/4/18: I called chasing offer
    6/4/18: offer accepted

    Now as I was due to complete on another house 2 weeks prior I had everything In place. So I went down the the EA same day and called my broker to get everything changed over. I was very clear on a quick chain free sale

    17/4/18 yes 12 days! For the surveyor to get into the property to do surgery even though they were instructed the same day I called.

    17/4/18 surveyor submitted report to the bank and the mortgage was ported over the same day and a new offer letter sent out.

    17/4/18 I called my solicitor to tell them to expect the new offer letter and paid for new searches


    ......I have called and chased both the EA and the vendors solicitors every day since. I!!!8217;ve been lied to fobbed off and even told the buyer is now going into a chain as she wishes to buy a flat she!!!8217;s seen. My solicitors have chased contracts and been told nothing either.

    2/5/18 I send a strongly worded letter the the EA stating the vendor and solicitor either pull their finger out and return forms and pay fees today to get the contracts out or we will walk away, now this is extreme I know but our circumstances needed a quick sale otherwise we will have to pull out and not buy for another 10 months due to rent agreements.

    Funnily enough the contacts were sent today.


    Chase as much as you feel you need to. Don!!!8217;t worry about bothers the EA as you have to remember you a parting with a huge amount of money, they aren!!!8217;t doing you a favour selling to you, you are ensuring they are being paid their fee so make them work for it.
