Any experiences of LBTT surcharge refund

Does anyone have experience with how long a refund of the additional dwelling supplement actually takes in reality? We're planning to offer on a property but the vendor is looking for an aggressive date of entry. We're in the fortunate position where we can access funds that will allow us to buy before selling, but of course we will also have to pay the ADS. This is money we would rather not be parted from for too long, so I'd like to have a rough idea of timescale.
