So in effect you could be waiting another 12 months to find something worthwhile and by that time it could cost you £10K more.

Equally I know prices can go down too but maybe for the sake of £10-15k I might be inclined to stick with this one if you can

It comes down to that old thing called supply and demand doesn't it.

that is a valid perspective, yes

the £95k uplift in 4 years (vs next door) is what's spooking me i guess

How much have they spent improving it, as against next door? Maybe that accounts for a lot of the uplift.
It looks a lovely house. Good position with fields, quality fittings, good storage. The only downside is that it's a semi but I don't know how much you might have to pay for a pretty detached cottage in the area.

Ive had a look at the pics for 27...and to me is seems smaller and more cramped.

Yes they have gone up into the loft but that's not always a good thing,it just possibly proves you can in the future if you so desire.

single garage and on garden parking

The finish of it all doesn't quite have the same attention to detail as the one you are offering on
(Although what are the bars on the landing)??

It would be interesting to find the price that 27 was marketed at in2017 when listed on RM previously...I shall go dig and see if I can find.
ATM you just have just quoted the last sold price.

Storage - the stairs were moved when it was renovated leaving a very large landing area

Have a look at this link for 27

    https://www.zoopla.co.uk/property/27-main-road/elvaston/thulston/derby/de72-3eq/6617650

I suspect this was when it was last sold.the pictures midway down are more reflective of a £229 house I suspect they have upgraded it since and the pictures you are seeing on the other link are once done up

I think the property was listed for sale in 2017 and the pictures you see there were at that time but the property was removed or not sold.

    they destroyed the garden :rotfl:

was it listed in 2017 and not sold, hence the pictures?
