Someone posted exactly this same question 6 years ago but the thread is unfortunately closed. Has anyone had any experience with SpecialistXpress? The survey on the flat my daughter is hoping to buy has thrown up problems with a leaking roof, and they recommend getting a report from them along with a quote for fixing the problems. It will cost £300, whereas a roofing company has quoted £200 for the same thing. My daughter has seen a bad review of SpecialistXpress and is concerned about them. Thanks in anticipation.

    Get a third opinion, did the roofing company mention the leaking roof ?

    It's unusual for a surveyor to recommend a specific company, though if the client asks doubtless they'll suggest.

    Whatever. If she needs tto know what the roof will cost to fix she can ask anyne she wants for a quote. If she has no personal recomendations, then pick someone via either

    * which? trusted Traders (not to be confused with a commercial website tht advertises widely)
    * the local Trading Standards Recommended traders (eg Norfolk here) or
    * a member of the roofing professional body.

    Wat she should not do is use a company she has doubts about!
