HMO or 2 Flats?

Hello!
Was hoping to get some advice.
My family and I are moving to another part of London. The current family home is a 5 bedroom, 3 storey house. We plan to keep it as it will be a good rental income, as there is good transport links to central London.

However, we are unsure of whether to split the current family home in 2 flats - one would be 2 bedroom flat - and the other would be 4 bedroom flat.

Or do we go with a HMO type scenario, which will maximise all the rooms - potentially having 7 bedrooms.

I am unsure of what is required in terms of HMO - my friend mentioned it briefly but I was not sure at the time, but now think it might not be a bad idea. But don't know how to go about doing it.
