Appointing multi agency

Options
Just wondering if when you have an agreement with a single agency and then appoint another one to get more viewings does it actually make the chances of selling better I wonder?

To be clear, we have a multi agreement already and the agency has had a good flow of viewers but with one fallen through STC I am thinking will a new agent in town actually make any difference? after all it will be the same people coming through the doors.

Experience anyone please?

    It is incredibly rare these days that a serious buyer does not keep a pretty close eye on Rightmove. Therefore the advantage of appointing a second agent is hugely diminished, compared to the days pre-internet/Rightmove.

    In fact it can make you appear to be a desperate seller.

    If your current agent is getting a steady stream of viewers through to look at your property it may be best to stick with them alone.

    We had a property in our village up with about 5 or 6 different agents at the same time last year. The vendors were elderly and probably knew little about the internet. The property was extended at the rear right to the boundary and had no rear facing windows, only skylights, and what garden there was was to the front and side. Not many people's cup of tea. They were desperate to sell and it showed, they'd knocked at least £50K off the original asking price and it went across probably 7 or 8 different agents in about 6 months. It appears a developer has bought it as it's being ripped apart at the moment, I'll be interested to see what it eventually went for.

    Back in the 90's I used to go multi-agency, using one good local agency and one national, to gain maximum coverage. The local guy had his ear to the ground, a list of local buyers, knew who was who. The national bunged adverts in the press, had London office space ( of sorts ) and many branches. It was a good combination.

    However, from the early noughties I have only ever used one agency. The internet is paramount and, aside from local knowledge and contacts, that's where sales are generated. One agent generates as much as three...
