If you are having a meltdown over something so minor, then perhaps you should just stick to individual appointments only.

I'd suggest that if the OP is really having a "meltdown" over this, then they're temperamentally unsuited to selling at all.

I disagree with many of the above posts but then, I would hate to have a constant stream of random strangers going through my house with no supervision and would not dream of entertaining the idea even if I had to conduct twenty viewings a day myself. BTW, when is the last time you finished viewing a house you liked within fifteen minutes? Were I a serious buyer, I would want twice that long.

It might be best to put the cats in a cattery for the day (and stay with them if the owner will let you) rather than expose them to all that disruption. Some cats I have known would just leg it and not return, were they subjected to that. One all but disappeared because of one new cat, who was soon re-homed to people we knew.

OP, you know your tiggers best; please do what is right for them.

The positive side to an open house is all the viewers come and go within a couple of hours.

18 months ago I sold a flat in Southampton by open house and had 15 viewings and 7 offers by two days later. Sold to cash buyer for 10k+ over asking price.

So you decide, drag it out or go for it.

Re: those assuming that 15 minute slots aren!!!8217;t adequate for serious buyers - yes they are, because a serious buyer will likely request a second viewing.

You don't get kicked out after 15 minutes anyway... but yes, 15 mins would generally be enough for me to decide if I wanted a house or not.
