Rebuilding Conservatory with Guardian Warm Roof

Hi,

Can I ask what people opinions on these quotes.

Work to replace 3.5m x 2.5m Conservatory to turn it into a room

Brick up one side (backs onto fence and neighbours extension)
Remove Door into garden
Raise Cills height all around
Fit 2 x windows with pillars in between on corners
Fit 1 Manual Velux
Remove internal doors
Fit archway
Fit lighting
Fit sockets
Fit Electric Heatstore wall heater
Fit Grained Skirting Boards
10 year warranty with with insurance back by Homepro

Comes in at £15095

I also have a quote of just under £13k from a local builder. This includes an extra velux window, and removal of the concrete floor. Hes says to keep it warm you really need to remove it to do it correctly. This cost doesn't including skirting boards, heater, lights or the archway

I know its hard as they haven't quoted like for like, but I am heading towards the builder as they mentioned replacing the floor and I am getting an extra window.

    Hilarious. Build a proper extension. Won't be proportionately much more than the first quote, will be permanent, compliant to building regulations (so of quality), add proper value and be genuinely warm. No brainer.

    Hi,

    Both options will include building regulations. Our existing conservatory has correct foundations already for a single story build.

    We were going for this option as a quick solution.

    Will ask for a quote including a proper roof as well.

    Conservatories don't conform to building regulations. They aren't required to. They are classed as outbuildings. The last time I checked, the Guardian roof does not conform to regulations for the roof of an extension. A proper roof goes on in a day. How long are you planning to stay in this house for that a Guardian roof is a preferable option because of speed?

    If you are conforming to regs then the floor may have to come up anyway. If you know that you have at least - metre deep footings, what insulation is there in the slab?

    Doozergirl is a wise sage and she says your quote is hilarious. I second this but will pick a different word and say it is absurd.

    A simple scenario is this. MiL had a manky old conservatory structure built of asbestos boards and single glazing - the roof was Georgian Wired glass which was cracked. patched and leaking. This structure was around 50% bigger than yours. It was safely removed, new foundations dug and then walls and a new conservatory. All was done to exceed Buildings Regulations standards - I know because I was involved with it all!

    The work included plastering, decorating and landscaping. The bill was around £9000.

    So a new job at 50% bigger than yours for only 60% of your Guardian Roof quote. Just in case the penny has not dropped, Guardian Roofs are an outright rip off!

    Could I ask what type of roof you had installed?

    I have blood cancer and sleep a lot hence wanting something quick was a priority. Posts are making me look at an extension more seriously.

    Ultraframe mono pitch with anti glare sun tinted glass. Cannot remember the glass manufacturer. But do not dismiss the concept of a glass roof - there have been no issues with over heating or excessive light, or glare. Similarly if you go for a Guardian Roof it will plunge your home into relative darkness. Countless people benefit from the light coming through their conservatory roofs and only realise their error after having a Guardian Roof fitted. By which time it is too late and way too expensive to put matters back to where they were before.
