    Forget the online calculations ... Compare it to other things on the market which fit your criteria. If it's better then it is probably worth a bit more.

    Like others though I'm interested to hear why they are still doing viewings if they've had an asking price offer. Only thing I can think is the person is not proceedable, so if a quick sale is required you could still be in with a chance if you can move quickly, even if you offer a bit less.

    If the mortgage valuation comes in low then you may be able to renegotiate the price down, but it might mean you are unable to proceed, so it would be wise to not incur too many legal costs until you have your mortgage offer.

    Zoopla values the house we just bought at 10% lower than we purchased it for, nothing has sold directly on this street here for ages, 4 people were in for the house in and around asking price. Also matches current listing prices of surrounding streets which have lesser values. Take Zoopla with a massive pinch of salt.
