Roof Light Replacement complication.

I have just purchased leasehold flat that has two very old cracked glass and leaking roof lights in a flat roof.
I am told that these are my responsibility. (As apparently the windows are generally).
I am thinking of getting them replaced but it seems to be a nightmare because the flat roof is the Landlord's responsibility and
the roof lights are fixed to the original felt covered timber kerbs.
The new roof lights will be required to be up to latest regs. but the existing kerbs will not meet the current thermal requirements.
What is my position?
Who does what?
Help, please.

    Check what is written in your Lease.
    If the roofing lights really are your responsibility then either re-use the existing kerbs and accept they are not to current regs, or get your fitters to replace the kerbs and make good the felt surround.

    Does your lease require you to get the freeholder's consent for replacing the roof light?

    If so, the freeholder might insist on what needs to be done - and I think it's very unlikely that the freeholder would pay for any of it.

    The freeholder may also want their surveyor to check your plans in advance, and to inspect the finished work.

    You would have to pay all the freeholder's costs for doing this.

    ....But some freeholders might be much more relaxed, and just let you get on with it.

    ....And some leaseholders would just do it without telling their freeholder at all (but that could cause problems when they come to sell).

    Get quotes with a specification of the work.

    Send it to the freeholder stating that this is what you plan to do.

    Wait 2 weeks.

    Carry out work (or respond to whatever the freeholder says).

    It is worth reading the lease carefully since it may well be that you are responsible for the window glass but not the frame. Also what the building insurance covers.
