We are in the process of getting an EPC for a property that we own. Looking at filed EPCs for identical properties built at the same time, the EPC shows a rating and a potential rating. For example, C/64 with the potential to increase by 11 points to C/75.
The bit that I am struggling to get my mind around is the list of improvements with the EPC increase:
Loft Insulation 1
Floor Insulation 2
Low Energy light bulbs 3
Condensing Boiler 5
2.5kWP Solar Panels 10
It follows that it the owner of the property that I used above dug deep and paid for all the improvements, the increase in the EPC rating would only be 11 when the individual improvements add up to 21. What has happened to the missing 10?

Is this the thing that estate agents require you to have before you can sell a property? If it is, then it is not worth the paper (or email) it is written on. The provider of this seems not to be able to tell the difference between a wooden floor & a solid floor & then refuses to correct it when their mistake is pointed out. It is just another meaningless tick box exercise which at a time of higher unemployment was designed to employ a few people.0

As of 1 April, all new rental properties now have to an EPC. Any properties with an EPC rating of F and G can no longer be let. The rules will be applied to existing lets from 2020 onwards.
