Buying a flat Query Can Solicitors searches be shared between two new buyers in same block?

HI I'm about to buy a flat in a small 12 flat block. Good friends have bought in same block and completed 1 month ago, so they had the property searches done by their solicitor then.
I am on a tight budget and so wondering, could I not use the same searches?
As I understand these searches are done for the benefit of the buyer's peace of mind, they are not used for any other purpose, when selling etc, As I am confident that nothing new will have arisen to affect these searches in the past month, it makes sense to use the same searches. My friends have agreed to this if it's allowed, and I could pay half their costs to them.
Any advice?

That's true if you're a cash buyer. If you're buying with a mortgage then they're also for the lender's peace of mind, and their solicitor (i.e. probably your solicitor) might not be prepared to take a view on their behalf. It's true that it's unlikely for statutory notices etc not to affect all flats in the same block, but nevertheless it is possible.
  • As I will be a cash buyer, will try, thank you
