Swapping Landlords

My LL has had to put the house that we rent from them, up for sale.
We have great relationship with our current LL and they are doing everything they can to get a buyer thats willing to continue to rent to us:j
A couple of questions:
I'm doing the viewings as LL lives some distance away, do I need to alert potential buyers to problems e'g the decking is pretty rotten and often collapses? or do i keep my mouth closed ;)

Will i get a new inventory when a new LL takes over? Does the old LL go around and check the place is in good condition then hand me back my deposit, which i then hand over to new LL?

Sorry for the questions, but this is very new to me so any advice is welcomed please

    I am very sorry but my LL said he would get another LL to buy the property I was renting off him but I knew this probably was a load of tosh to keep me 'compliant' although I hoped for the best because I didn't want to move as finding another property would be difficult. And I soon noticed non LL people coming round.

    I'd be really reluctant to do the viewings because of the very difficult situation it puts you in. I was in the same. If you are honest, you put people off and its not your property.

    It was hell, but 18 months later I moved into social housing.

    I'd just start looking for another place.

    Assuming things go to plan ..

    The new Landlord takes over the contract "as is". There is no requirement for a new inventory, deposit is usually transferred directly inside the protection scheme and everything carries on as before except you have a contract and pay rent to a different person.

    Regarding viewings, just answer any questions honestly. (You may be talking to your new Landlord). There is no need to volunteer information or be a salesperson.
