Rent Refund

Hello. Our 12 month lease is ending June 15th. When we moved in on the same date last year we paid half a months rent and then the following months rent in advance. We've always paid the rent a month in advance since, following the contract.
With us paying our rent June 1st of £600 are we due to a refund of £300 since we are leaving with our 8 weeks notice halfway through the month?

    If you are leaving after exactly 12 months as per contract then just make sure you have paid exactly 12 months rent by the end. Eg pay £300 in June rather than the full £600 if that adds up.

    Are you sure the initial £300 was rent and not some deposit or fee?

    NB. You don't need to give notice to leave by end of fixed term:. Although polite to inform landlord of your plan.

    Simply only pay half-month's rent 1st June.

    When you leave take LOADS of photos (low quality settings)
  • If you normally pay monthly in advance on the 1st of each month (normal for most AST's), and if your tenancy ends/expires mid-month, you only pay for the period you are occupying the property.

    Therefore on 1 June you will only pay the rent for the period 01 June 2018 - 15 June 2018.

    Most managing agents/landlord using a lettings management programme will have this all automated, and you will only be invoiced for the pro-rata period.

    Often the formula is; take your annual rent, divide by 365 days to get the daily rate, then multiply by the days you will be occupying the property (15x in your case), to get that sum that you will be expected to pay.

    If you pay by standing order (your instruction to the bank to make the payments on a monthly basis), then I would suggest you make May the last automated payment, and then do a manual bank transfer on/for 1 June.

    If you pay by direct debit (your landlord/agent calling for the money each month), then they *should* only take the pro-rata sum. (Personally, if there was a direct debit set up I would cancel it after the May payment, and manually pay/transfer the June amount.)
