    !!!8220;The tree report dated February 2015 identifies two Ash trees (T1 and T2), these trees have now been removed. I would not object to the loss of the Willow as it is a poor tree which has significant deadwood within the crown. The Conifer hedge may create a shade problem in the future and become the subject of a High Hedge complaint. I would recommend the removal of the hedge or significant reduction. The Sycamore T4 does overhang the site and will have an impact on any new dwelling. I would not however recommend its retention due to the fact that it has grown into the small retaining wall and fence.!!!8221;

    Tree officer recommended it was removed/reduced. Planning Officer's comments:

    "The conifer hedge has been allowed to grow to a substantial height by its owners but there is no policy requirement for it to be retained at this height. As the hedge is outside the applicant!!!8217;s ownership it cannot be reduced in size by the applicant but the fact that there may be a High Hedge Complaint, which could then result in a requirement to reduce the size of the hedge, is not considered to be a reason for refusal as the hedge is not required at its current height for the purposes of visual amenity or privacy and therefore there would be no policy justification."
