Wary About Buying re: Boiler Installation Certificate & Other Issues

If the guy is a builder then his 'mates' are most likely genuine plumbers, electricians etc. and the work is likely to have been done around their normal regular work to a reasonable standard. It's a schoolboy error not to get the certificates, but for an example I have a friend who is a British Gas boiler engineer. Any work he does out of hours (not through BG) he is not allowed to issue a certificate for.
The boiler warranty might not be valid if unregistered but even if it had been registered if you don't have a service done every year you void the warranty as well. You said you'd had a gas safety check done, so if it hadn't been installed properly then this would have picked this up.
Best thing to do is have a survey, get a friend in the trade to visit with you for a once over, and then you'll know. Your mortgage lender will probably ask for the indemnity so if the seller has offered this then great. The policy will cover work done to date - any work you do in future will be separate and not affect it, unless you're planning on changing the boiler and removing all the windows?! However the policy is pretty much pointless as it only covers legal costs of council enforcement and doesn't have much use to the homeowner but if the lender requires it then you have no option.0 -

As an update, the seller (the day after saying no) offered to get a HomePro (?) windows certificate and recommission the boiler. The second viewing also reassured us because it all looked fine aside from a few minor finishing things, wonky sockets, broken lighting and bits like that.
The mortgage lender has since turned around and asked us for more info about the HS2 line, as it will be 600-700m from the house. They already knew about this so I hope it's not a last minute panic by them
Shouldn't be long before we can exchange though, fingers crossed!0 -
