    BS 7671: 2008 as amended (Regulation 135.1) recommends that every electrical installation is subjected to
    periodic inspection and testing. The IEE recommends domestic installations are inspected every 10 years or on change of occupancy.

    For whose benefit? Any electrical installation done by a reputable, certified sparks in the last 10 years should be good for the next 40, AFAIK. I realise buyers, especially FTBs probably don't trust this but, when we last viewed a house we were serious about buying, we asked our good friend, the electrician who re-wired this house, to come and check it over. He advised us not to re-wire but to replace the RCD and add some more sockets. When we offered him petrol money, he asked us not to insult him and would not take a penny.

    It really does pay to befriend really good tradesmen. I know not everyone is in this position but all it takes is time and charm. Just a thought and a really good reason to network. Maybe you don't know anyone like this but perhaps your family/friends/colleagues do. HTH.
