My perfect house is imperfect

Hi Im hoping for a bit of advice.

This may be a (very) stupid question but i've found a house I love but the sloping floor suggest that it needs structural work and underpinning has been mentioned. But the house has a cellar. Are you able to underpin a house with a cellar, or is another process used?

What kind of cost would I be looking at.

Im trying to look at the feasability and get an idea what I might be taking on before I fork out on surveyors. Im no stranger to renovating/refurbing etc but this is a whole new ball game.

Its in the perfect area where houses dont come up very often so Im seriously considering it.

Any ideas/thoughts?:confused:

  • Are there any other signs? Such as cracking in the walls either internally or externally? I'm not a surveyor, just curious! Maybe its as a result of the timbers in the flooring developing damp or rot or something?!

    Yes - theres some cracks on the outside walls but the interiors are all covered so no real evidence there. But I know the area and Im sure theres some old mining nearby.

    Ive only had a cursory look about today before I go with OH for a real reccy.

    I also spoke to an underpinning company today and they say (without having a surveyor report) theres the possibility of doing something with bands around each floor of the house to stabilise it. Anyone got any experience of this?

    You are much braver than me I'd run a mile. A house costs a huge amount of money and if it is not structurally sound:eek:

    I know its gonna be a huge investment in time as well as money. But the house is valued 60-80 grand less than similar (finished) houses in the area, but it needs total renovation.

    Im a bit of a gambler and my gut wants to go for it but my OH is more cautious (and lazy lol) so im trying to get as much information as possible to try and get him through the door.
