Electrical safety certificate

As a landlord we obviously have to have an electrical safety check done. What is the certificate called ? I have a cp12 which is the gas safety check. What is the electric certificate called please... rough cost? Cp12 was £50 , what would an electrical one cost...

    EICR, approx £150 and lasts 5 years.

    However it is not mandatory unless you are letting an HMO (or Scotland).

    No legal requirement for a certificate. (in England/Wales).

    Thanks G_M , that article is a bit confusing in how it suggest there is no legal certificate for electrical s, but it does suggest that the landlord is liable if the electric works aren!!!8217;t kept in good state of repair. I trust my flat is safe and working in good order, however would it be worth getting this done anyway for certainty and assurance

    Not confusing - you have understood perfectly!

    Contrast with gas safety where both are legally required.

    I trust my flat is safe and working in good order, however would it be worth getting this done anyway for certainty and assurance
    A good way of confirming if the electrics are safe is, indeed, to get a certifiicate......

    It is a legal requirement is Scotland and in a roundabout way in England too.


    They say it isn't mandatory but on the other hand say that it is the responsibility for the landlord to prove the electrics are in good safe condition, you can only do that by having the report.
