Hi All we got the below quote for a single garage conversion attached to our semi detached house. The side wall and back wall are attached to the house. Kitchen behind back of garage.
Garage Size is 2.4m x 4.8 M so about 12m squared.
This is to dig out footings and brick up garage door, add a window to this wall, insulate, plaster and electrics plus create opening from hall to garage
All Costs Exclude VAT

1 x 8 Yd Skip £320
Hire Breaker +Transformer £65
Foundation ballast, concrete, wall starters £230
Sharp sand, DPM, Blocks, cavity insulation batts, Cement, Multis, Semi Eng bricks (below DPM) £143
Blocks, 100mm Insulation, Cement, Soft Sand, 2No Conc Lintels (above DPM) £942
Floor insulation & screed £420
100 x 47 timber, 100mm Insulation, P Boards & 50mm woodscrews (Dry lining) £510
uPVC Window £583
Lintel, 6 Panel Door, hinges, latche, architrave, skirting & window board £276
P B Beads, Multi F Plaster £340
Coving, adhesive & filler £68
Paint, easifill, sand paper, Gripfil, Decorators Caulk, Wood Filler, Masking Tape £180

2 Men @ 170 per day for 5 weeks £8500
Plumber PC Sum (one radiator under window) £750

Please allow extra for Building Inspectors fees
So getting on for about £18k for a single garage 12m squared garage conversion.
I thought it was quite high so wanted to check with the good folk on here.

Yeah, it's high.
I thought I'd posted earlier, but 2 men for five weeks non stop is a bit excessive! It's a pretty straightforward job.Everything that is supposed to be in heaven is already here on earth.

Thanks Doozergirl - I did think that 50 days labour was a bit high for the 12m square garage conversion as there doesn't appear to be any major works required - but then what do I know.
How long would you think would be a reasonable amount of time to complete project then? Does it help that the Garage already has a separate consumer unit off the main consumer unit with a separate lighting ring and socket ring already?
Maybe I'm in cloud cuckoo land but I was thinking closer to the 10K +VAT mark?
Anyone else had a straightforward garage conversion and would like to share cost?

The last one I did was about 7 years ago and that came to a tad over £11000. This didn't include any BC Fees (about £400 if I remember rightly) but it did include electrics. The PC sums for plumbers and electricians seem a bit heavy. Some of his material coats are very high.
However, I think your suggestion of £10k plus vat is optimistic. My gut feeling is probably about £14k inc vat.Eat vegetables and fear no creditors, rather than eat duck and hide.0
