Help Needed! Letting Agent not Collect Full Deposit from Tenants

How did you manage to choose such terrible agents? Were all the ones you went to look at like this?
You must not believe this. They are a very highly rated local agent and member of all governing body.
Everything they do looked very professional. I must admit my fault here that by the time they sent me the email confirming the deposit has been collected and protected, I didn't check it myself on the actual amount. I assumed that the amount of deposit is collected as what stated on the agreement and this is VERY standard for any agent on the high street which are governed properly.0 -
Agent has a FULL MANAGEMENT contract with you and has found tenants.
Is the agent simply managing the property on your behalf, or is the agent renting the property from you and therefore subletting to the tenant?0 -

Agent simply manages the property for me. I paid for their full management service, which is a monthly fee 10% of rent income. They are not subletting to the tenants.0
