Flat roof help

As part of our extension there is a large area of flat roof . I hd quoted from fdifferent builders and they all recommended different materials. Thought it was best to get advice from here.

What are your thoughts on the flat roof material?

1) fiberglass
2) torch on felt
3) rubbers

I'm in process of re-roofing and have gone for the fibreglass option.

It seems in hgher regard than felt, according to the Building control Officer.

There is a longer guarantee/life expectancy. But. of course, this is dependent on the company doing the job actually existing in 30 years time!

I had 2 adjoining garages done with a continuous lay of EPDM rubber about 4 years ago. Excellent job and no sign of damage or water penetration since. When felted, had to be redone twice in 15 years. I suspect any of respectable alternatives are better than felt!

Look at commercial buildings such as a typical Sainsburys store and you will not see fibreglass or felt anywhere. You will see single ply membranes, which are rubbery things. Take this as a clue to your answer. But also bear in mind Sainsburys and everyone else will not be doing flat roofs unless they can be avoided - there will be a fall on them.
