As part of our extension there is a large area of flat roof . I hd quoted from fdifferent builders and they all recommended different materials. Thought it was best to get advice from here.
What are your thoughts on the flat roof material?
1) fiberglass
2) torch on felt
3) rubbers
Thanks

Budget comes into this, and you have not said what you are being quoted, nor what you wish to spend. Nor have you said how long you expect the roof to last. Then step back and consider an obvious - although here you may say you have no alternative. Flat roof construction is bad news in terms of durability and is fundamentally unsuited to the British climate. That is why houses have pitched roof construction. Add to this flat roofs need consideration for being warm or cold, coupled with appropriate ventilation. So all round a flat roof is bad news.
For extensions the usual, or perhaps proper, way forward is the roof type has been designed and budgeted long before builders get involved. It is a fundamental part of the Specification drawn up for your works. I am a little surprised that you are asking your question unless you are still at the design stage? Over to you here.0 -
Felt is usually the cheapest but even then the prices can be vastly different dependant on trader and if they use cheap felt or dearer felt.0

Hi Furtis
Thanks for the response. We are at design stage and myself wanted to stay clear of flat roofs. However, the architect statated that due to the size of th extension a pitched roof would go up too high and end up covering windows. So the only option was a flat roof and then going into a
Pitch at the end.0
