Renta a living room on the house

Hello,

Would be possible to rent a living room for a tenant in 3 bedrooms house? I would like to rent all of 4 rooms, but I'm not sure how it looks like from legal side?

    So you're saying you want to rent out the sitting room as well - and there would be no sitting room available for the 3 tenants living in the 3 letting rooms (ie bedrooms).

    Legal - probably. Moral - definitely not.
  • It does happen, and people do take them. It just means its not a 'house share' arrangment with communal lounge.

    I don't see a moral problem unless there are existing tenants who are currently enjoying use of the living room. Nice to have somewhere to socialise but in many places that's just a big kitchen.

    errr actually many student houses are just like that, including the one I had when I was a student, 5 students, 4 "bedrooms", and one "living room" with a bed in it, aka a 5th "bedroom", so 5 people, 5 bedrooms and no living room. Not illegal and not immoral.

    a "bedroom" is a room with a bed in it. It is not required to have a room to sit in inside a property, and a "sitting room" has no meaning

    although, for letting purposes, it is required to have a toilet & washing facility ("a bathroom") and a means of cooking food ("a kitchen")

    As for big kitchen - I must admit I'd be surprised if many/if any of the properties have big kitchens (ie through lounge size and a dining table/chairs set up one end). I'd be willing to bet many of them are small - eg 10' x 12' for instance. So much for where they could hold a communal party or sit communally watching tv for instance...

    If its a standard 3 bed house then I would expect one of the bedrooms to be not much bigger than a bed. If I was the person renting that one then the living room is a must for somewhere to sit/do other things

    You would need to check with your local council regarding their rules on HMOs.

    My DD lived in a louse in London that had about six rooms, 4 the original bedrooms and two reception rooms. They didn't really socialise, all busy young professionals. They had a big kitchen with two cookers and three fridges and freezers and a big table so definitely possible for more than one at a time in the kitchen. There was also a conservatory to the side of the kitchen but it was hardly used. I think they had a barbecue a couple of times in the summer, all perfectly friendly but little socializing.
