    How rude.

    You may be upset that you've "lost" £500 but having a tantrum with people who've offered advice is childish. Are you mature enough to be buying property, because if you can't cope with a bit of questioning on a forum, you're not resilient enough to deal with the knocks that are inevitable with buying and selling property. Have another go when you're feeling a bit less feeble.

    If you're only going to trust professionals rather than us lot (even though some of us are relevant professionals...), why don't you ask your solicitor whether this loft conversion is "legal", and whether you have any recourse against the EA.

    Good advice but unlikely to be heeded. OP already considers his £500 as "lost", so he's hardly the sort to invest in further professional advice. He'd rather ask for free advice here and then get stroppy when it's not what he wanted to hear.

    I dread to think what a surveyor would say about my SIL's 300 year old cottage. We also can't find the original building regs certificate ;)

    i don' t mind advice at all but one certain poster has a history of being confrontational with any buyer who has asked similar questions.

    also what is the point in having these forums if people cannot ask for 'free
    advice'?

    i also notice that people make assumptions as to people 'being feeble and not mature enough' to buy property even though the know fa about said individuals, professions or background.

    if you would be happy at paying 400k cash for a house which has no br then it is up to you but it does not mean everyone has to do the same, or pay full asking price for something marketed and valued incorrectly, regardless of other issues. i never said the loft is unsafe, i am however questioning why a house should be marketed as having four beds when the valuation would not account for four bedrooms due to lack of br.

    i guess i should have spent my survey money on buying a few pedestals for some people on here, a very much needed item judging by some comments.

    I doubt the estate agent could have predicted your lender wouldn't accept the 2nd floor and subsequent 2 bedrooms as just that.

    They go on what the 1st tells them. It's the jobs of the surveyor to point out these things. Which is exactly what they did.

    I recent went to look at a house, freehold advertised as having potential to extend due to huge garden.

    3 days later and 2 days before an open house the agent changed the ad to "reduce (by 75k) 75% shared ownership. 25% owned by parish council.

    A completely different kettle of fish. But completely down to the info they were give by the seller.

    As a result we didn't do a formal viewing. Lucky escape some may say.

    The point is they clearly didn't know else they wouldn't have made themselves looks stupid by advertising as they did.

    And unless it's been referred to the solicitor to come up with possible solutions (such as an indemnity policy), I'm not sure how the OP knows that their lender wouldn't accept it.

    OP, the survey did it's job in notifying you of potential issues, you chose to walk which sounds reasonable.


    Others may have got more comprehensive surveys or brought their own builder friend to check it out.


    Bare in mind Survey's do cover their own backs and contain a lot of 'potential' issues like needing CCTV, Electric and gas inspection etc.

    Welcome to the real world. The fact is people (in your case the vendor) can be extremely deceitful. Some things in life you can only chalk up to experience. Next time you encounter a similar situation you'll be wiser.
