Replacing Sash Windows

Hello,

New to this forum but looking for a very rough idea on how much it might cost to either upgrade existing sash windows to two bays in a large Victorian house, or to replace with a) wood option double glazed, or b) UPVC double glazed?

I searched on google and found some great advice here but from 2010 so hoping to resurrect this topic! We are in outer London. Two bays to do (both facing a busy road).

Is your house listed, near to a listed building, or in a conservation area?

Got 7 windows done in London for £9k, wooden sash. (Each window had two panes of double-glazed glass/frames, if that makes sense.)

Couldn't go with upvc in our Victorian house as it had conservation area rules - is yours in an area with a planning direction?

Not a conservation area, no....

So it would be 12 panes I think, 2 panes in each panel, 3 panels per bay.

Is replacing with UPVC definitely cheaper than upgrading them to double glazed?

I had my 3 road-facing sashes restored about 18 months ago - cost around £1k per window. Replacing with UPVC was considered and rejected as the cost for good quality was more than the cost of restoration. I have secondary glazing panels as the original bars of the sashes were too narrow for double-glazed replacements. The result is very effective.

Good quality UPVC is essential if you wish your home to look halfway decent. One neighbour replaced her sashes with cheap UPVC windows and cills (manufactured in a single unit). The result isn't successful (understatement). Another neighbour has opted for high-quality UPVC with sandstone cills. They look really good.
