Hi, take a look at this house....http://www.bairstoweves.co.uk/bel/property-details.php?pcode=ELM060371&dbtype=sales&rps=BEL_RPS&pamend=1170067006
My question is do you think i could build a house on the land to the side? is it big enough? If so how much do you think i could sell it for to a devolper? Would a devolper buy the land off of me? Would i get consent? lots of questions i know.
Thanks
Mose.

Just had a quick look at the photo - looks like a 'no way' to me.
There doesn't appear to be enough land to provide a rear garden (amenity space) which planning policy will require.
Furthermore, as it's at the end of the street on a corner plot a new house will look 'intrusive in the street scene' and be 'out of character with the prevailing pattern of development in the vicinity' - or something like that!0 -

Councils now need to set out their approach to planning in a Local Development Framework.
"Havering's Local Development Framework (LDF) is a portfolio of different documents which will set out the future planning of the borough up to 2020."
You need to plough through Havering's LDF to see what their approach to this would be.
On the face of it, though, nowhere near enough room.Warning ..... I'm a peri-menopausal axe-wielding maniac0 -
You could probably build a decent size extension though...0

You could always park a couple of mobile homes there and rent them out to Polish labourers...'Never keep up with Joneses. Drag them down to your level. It's cheaper.' Quentin Crisp0

I'm sure this would upset your new neighbours. Making their suburban semi into an end-of-terrace could be an issue.
That said, I have seen similar things done recently. Could be worth a trip to the local planners. Of course, the vendors will be alerted to this now and may increase their asking price if planning permission could be secured.
It could depend on which lodge you are in.

I've always wondered what would happen if you built a house in someone elses garden. While they were on holiday.
They'de get done for building it without planning permission, but they'de have a hell of a job getting you eveicted as the property wouldn't have an address to evict you from.Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.0 -
I doubt you'd stand a chance in hell of building a separate dwelling on that spaceEverything that is supposed to be in heaven is already here on earth.

No...planning runs with the land, not the person, and the land could be described as 'land at the corner of New Road and Old Road' or 'land adjacent to 123 New Road on the corner of Old Road' and be identified with a plan.
Any documentation could be addressed to 'the Occupier' at that designation.(AKA HRH_MUngo)

long holiday!
Everytime I see your user name I think of a house near me, been empty for two years, massive refurb that looks almost complete from the outside, just missing porch light and garage door. It been untouched and empty for 2 years, would make an ideal squat!
