Good evening,

Just looking for any information regards the company ‘openrent’ Me and my partner are looking to move and have seen properties advertised by them.
All I can gather is it is like a p2p direct rent from landlord.
Has any one got any further information?

A quick look suggests it's basically just an online lettings agent.

Not much, it's essentially a private rental. So do your homework, will the deposit be protected? Gas safety and all other statutory info provided at the start of the tenancy?
Is the landlord UK based? Who do you contact if there is an issue?

I know landlords who self manage and are professional that use it. Just use common sense.

Great for what the charge. If you can do all the legal bits yourself then I would choose the £25.00 odd package. Does what's on the tin! I had lots of enquiry within a few hours of the ad going up. This is from a landlords perspective, tenants said the process was very good as the referencing is cheap and the portal keeps both parties updates, cut out the estate agent rubbish

Other than I used them to let a property in 2014 not much else can be said other than they did everything I needed them to do quickly and as I expected.

Personally I prefer advertising this way it provides a more direct landlord and tenant relationship so as long as you ensure the landlord does everything correctly by vetting them by asking questions such as

Which deposit protection scheme do you use?

Oh there is a gas boiler when was it last serviced and do you have the gas safety certificate?

Do you have an epc report handy?

How long have you been a landlord? (Helps determine if they are professional or accidental)

How long do you expect to let out this property? (Hopefully they won’t lie)

I have met some very nice people during viewings it has in my experience been a good way to vet a tenant and I assume has helped them vet me too. Disappointingly none have asked me to prove I owned the property but I do carry such evidence with me.

since you are asking as a prospective tenant then open rent is used by

a) LL looking to avoid having to pay a letting agent for doing things the LL may be able to do themselves and thus save the LL having to pay extortionate fees

b) tenants who want to avoid being charged extortionate fees by agents as most the of the adverts on there are by LL directly, not via agencies

c) you won't have an agent holding your hand if you don't know what you are doing, either as a prospective tenant or as a LL.

My ex used them to find a property he could rent. They are definitely an online letting agency just as Purple Bricks are an online Estate Agency.

He and I were very impressed. Because he had a dog, no retail type letting agency would even put him on their books. With Openrent he saw three properties and was offered two with no problems at all. He saw LL's directly who seemed to be less bound by 'formulae' than lettings agencies. Openrent advertised the property, he would message the LL's placing the ad, and proceeded from there. It was very quick. The property he has is a good well maintained one. He did need to pass credit checks and give references because that's what the LL wanted. There were no other fees, the cost of the referencing was set by the LL and was nothing compared to admin charges most retail LA's charge.
