Buying Neighbours Parking spaces help

I current rent a property that I may be able to purchase from the landlord. The property is semi detached and has a shared driveway to the right of our property away from the attached neighbour.

The driveway opens out into a parking area and the neighbour owns two parking spaces there. We own the driveway but the deeds of the property suggest we must provide access to the parking spaces for the neighbour.

I'd like to buy those parking spaces from the neighbour which would double the size of the property's land and allow me to extend over the driveway.

Question is how do I value the two parking spaces and what is the best way to approach the neighbour?

My impression is that they would not be interested in selling but I've got to ask the question. If they don't want to sell they I'd probably not buy the house.

  • Ask an estate agent to estimate the value of this property with and without the parking spaces.

    Also, be prepared to offer to meet the seller's costs, which can often "smooth" the process.

    However, if the seller is left with no off street parking, then I think this might be a non-starter as selling a property with no OSP these days is very difficult.

    Remember that if you do buy these spaces, you'll also may need to remove the right of access over the driveway - or modify it in some way. Is the access simply for the purpose of getting to the spaces? Or to the house as well? There will be more legal work, and expense, involved for this.

    Access is just for the parking spaces although there is a back gate there also but they can access their house from the road.

    Agree with the OSP issue but it is in a very quiet village and plenty of parking ouside.
