Sold house. Boiler not working.

    When I moved in the boiler had a small gas leak, as did the gas fire.

    Did I get them specifically checked? No. Did I run the risk? Yes. Would I go back to the previous owners? Absolutely not.

    Seriously don't send an engineer. By doing that are you admitting liability? It's not your problem, it's theirs.

    OP is in Scotland where the rules are different. Be guided by your solicitor, but you could have to pay out as new buyers complaint within the five days.

    But I'm guessing that you're talking about a property in England or Wales, and therefore your contract probably didn't include a warranty by the vendors that everything would be in working order on completion?

    I wouldn't say they were. One of the advantages of the standard missive clause (if that's the wording used in the OP's contract) is that it specifically provides a window for the seller to send in their own people first. At least they then get a professional opinion on the defect and cost - and they can still argue that it's happened after completion.

    I'm 99% sure it stopped working because the pressure dropped. So simply required repressurizing, takes a few seconds.

    Gas leak? Who knows what they've done.
