Put offer on house but confused?

Put an offer on a house just before Easter, estate agent said they had let seller know and they were going to have a think about it and the EA would get back to me on Wed (today). Hadn’t heard anything by just before closing so rang to see. Was told seller still hadn’t decided yet? What does this mean? It’s been 6 days so they’ve had loads of time? This whole buying a house thing is so cryptic, I mean if they just want more time to see if they get any more offers why don’t they just say?

    The seller hasn't decided whether to accept your offer. Was it quite low compared to the asking price? They may be waiting until they have had some more viewings.

    Not uncommon but clearly they have not been happy enough with your offer to accept sooner.
    I would continue viewing other places or consider increasing your offer if you think it is worth more.
  • Rude, unacceptable behaviour on the part of the seller and unprofessional of the agent, who should at least have called you to let you know that they had heard nothing back yet. It sounds like the seller is hoping for someone to come along in the meantime with a higher offer.
    Do you really want to get involved in a transaction with a seller/agent like this and risk getting even more messed around further down the line?
    I'd be looking for another house.

    Have you considered that they might have gone away over the Easter weekend?

    I've had a hard look at the language used, and worked out it means they haven't decided yet.

    I offered the asking price straight out because I felt like the house was worth that and didn’t want to play games. Judging by what other houses have gone for in that area I wouldn’t say it is worth much more than what I’ve offered, if at all.

    EA said owner was just back from being away when they spoke to them last week regarding offer so I don’t think so?

    I’m not in a position where I can wait around for ages anyway tbh! So have been looking at other houses. I do my mind if they want to wait and have a few more viewings since house has only been on the market for 2 weeks but I’d rather they were just honest instead of saying “still deciding”, you know?

    Never cut off your nose to spite your face. The owner might be dilly-dallying, or might have had the flu, or might be looking after an aged granny, or just isn't in the hurry the OP wants....

    It's hardly a reason to decide they are Machiavellian enough to dump the deal.

    OP, sure keep looking, but never throw toys from pram... it's a business transaction!

    It would have helped had you said it was an AP offer !

    Let the EA know your offer stands but you are now looking elsewhere, this may provide some impetus. Most likely, by going in at AP you've made them think "ooh maybe we undervalued and should wait to see if some higher bids come in".

    I currently have a flat for sale and I'd accept an AP offer immediately (not that i expect to get one!) but not everyone is the same maybe for some it means "we priced it too cheap"

    With hindsight, £2k or £3k less and then increase to AP on the grounds its taken off the market may have done the trick but you never know.

    What would it add if they said that? They wil tell their EA, who will tell you, when they have decided.
