Hi
I live in a purpose built flat. Four Flat are in the building. It rendered from waist height up. It 10 years old and whoever did the rendering didn’t do a good job!! Apparently used too much water. Now on one side on my flat it bubblling. Only in 2 areas.
What the best way to go about repairing this?
I was planning to scrap it off gently and the put some water stuff on to seal it and then repaint the whole side. Not till it warm up and wall dried out thou..
In a year or 2 we do plan to get this re-rendered but with the rough feel. Just waiting for the 4 owners to pay up to get the job done.
The rest of the building is fine. Just my side and I live on the bottom flat. The flat next to me had the same issue but the prev owners sorted and fixed it himself but not sure how he did this.
Thanks for your reply

Hi,
Could be multiple reasons for the render blowing - get someone to come and have a look at it.
Might be too much suction in the sub-strait (blockwork beneath?) which sucked out too much moisture when applied.
If its timber framed it might just be on a kind of render board (like external plasterboard) - does it sound hollow when you knock on it (a bit which still appears in good nick)?
Do check if you have any warranties? You often get 10 year warranties with new builds - so could be covered.
Or are you a leaseholder in which case it might be down to the freeholder to repair the exterior fabric - although they might just charge it on anyway.0 -
I had someone to look at it and did say that the mixture was wrong. Too much one stuff than the other. Pretty sure he said too much water.. It only in a small part of the area on my side. Not hallow. Thou i did have a bit cut out and new windows put in.. the builder renderd round the new window (Aug 2017) but i not manage to paint it. That still in good nick and the bubbling at least a meter away from the window!0
