Just an update as the advice above was really helpful;
Ended up having a lot of interest in the flat; 3 separate bidders and ended up going over asking price. With that in place we have got the house we want off the market at the asking price.
Obviously still have plenty of things that could go wrong but touch wood if surveys etc go okay we are well on the road

just a note; long story short, in new house! (plenty of stressful stuff in the interim period but pretty much sorted now!)
