  • Maybe it would be better to say property funds can become illiquid for a time as you are unable to sell due to the fund suspending trading for a period due to market events i.e as some did after the brexit vote and at other times in the past

    Bottom line after all these posts is that
    1. A single property fund has more risk of going bust vs a basket of FTSEAllShare index because it's just one company.

    2. FTSEAllShare is more volatile vs a property fund, as shares crash harder than property.

    3. A property fund has similar liquidity to FTSE100AllShare index shares when the property fund is trading OK.
    When the fund is not, it may take months to get your money out, which is similar to doing a DIY BTL.

    Everything else everyone has mentioned is just an opinion or incorrect when you look at the facts.

    Just following topic as saw mention of property isa few days ago for first time and know nothing about them so have no valid contribution to make to topic but just wanted to show appreciation for the humour/timing for the pic/post lol.)
