Not Sure Where To Start For A Mortgage

It's very misleading to make a reference to someone having a credit score due to people thinking their credit score is the one generated by the CRA's. You need to be very careful with the terminology you use. It would have been better to say something along the lines of "it will be looked at as a negative when the lenders credit score you".
When people come on here and claim they are a finance professional it is even more important that they use the correct terminology and make it clear what they mean. Credit scoring is one of the most misunderstood things when it come to finance due to advertising campaigns of the CRA's. You just need to look at the "Credit file and Ratings" section of this forum.
Feel free to argue about terminology should you feel you have a clearer phrasing but do not question someone’s professionalism on the back of it.I am a Mortgage Broker

If someone is claiming to be a finance professional then they need to make sure the posts they put on this forum contain the correct terminology. Making reference to a credit score without explicitly saying they are talking about the lenders credit scoring system is a big no no in my opinion.
Also MortgageMamma has modified the text from the Mortgage Advisors Code of Contact thread and changed part of it from "Mortgage Advisor" to "Finance Professional". This is clearly in breach of the rules as the thread states the standard signature should not be altered:

I think that alone is enough to question their professionalism.0 -

How do you know she (I am assuming a she) is a mortgage broker? Could be an administrator, compliance person, case manager, underwriter, account manager.... It looks like you are just looking for issues now.
I do not disagree about the credit score thing, but sometimes it is easier to use the terminology the person is used to rather than trying to explain it properly.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. If they are not a mortgage broker then why are they claiming to follow the "MSE's Mortgage Adviser Code of Conduct" which is clearly only for Mortgage Brokers/Advisors.
That signature is actually part of the reason I chose to pick them up on their comments as they have clearly altered the wording of it which is against the rules. But are still claiming to be a Finance Professional.
Some people may consider it a trivial issue but having a standard signature is one of the rules of this forum I agree with.I do not disagree about the credit score thing, but sometimes it is easier to use the terminology the person is used to rather than trying to explain it properly.
That's a fair point but as it's one of the biggest misconceptions and can result in people paying a monthly subscription to improve their score I think it should be explained whenever possible.0 -
What are the 2 houses(assuming that's whats left from the fall out) each worth.
What do they each rent out at?
Any urgent costs looming on those?
Would either be suitable for living in?
Where are you living now?
What sort of estimate do you have for the next years income with the slow start, and the following year?
Will you be generating free cash flow.
Any relevant income history, like the same sector but now in the UK?0 -

Why did I alter my signature? Well my previous signature said "I know my username suggests I work in mortgages, but I've now escaped so please don't inbox me for advice".
My new signature says what it does because I CHOOSE to disclose the fact I work in Financial Services, I am NOT a Mortgage Broker anymore, but I CHOOSE to obey the forum rules like anyone else does. If it makes you feel better, I could put
"I am an ex Mortgage Broker with 20+ years in the industry, I'm not longer a Mortgage Broker, I do something more varied now, but I follow the Mortgage Brokers code of conduct out of respect for ML the board rules".
Now with a username like "MortgageMamma" I should be more likely pulled for NOT having a disclosure signature not for making an effort to obey rules.
I think if anyone's behaving badly here it is you, for being a self righteous keyboard warrior.I am a Mortgage Adviser

I'm ignoring all the blurb about the credit scoring. I've been on this site a long time I know the rules.

You obviously don't know the rules that well, read the thread I linked to earlier:Mortgage Advisers' signatures. If mortgage brokers want to add a signature about being a broker to their post it should be:
"I am a Mortgage Adviser
You should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it. This signature is here as I follow MSE's Mortgage Adviser Code of Conduct. Any posts on here are for information and discussion purposes only and shouldn't be seen as financial advice."
This should be the only text in your signature. There should be no other notes or hyperlinked text. Mortgage Advisers who choose not to use the signature should not indicate they are brokers in any other way within their posts.
Firstly it is clearly a choice if you want to use the signature or not. But if you do then it clearly states you must use only the text in the post. You have altered the text which isn't allowed.
You can call me whatever insult you want but it doesn't change the fact your the one in the wrong.0 -

They are not using the mortgage advisers signature they are using their own which looks a bit like the mortgage advisers sig.
I read that as only those that want to declare their mortgage adviser status must use that text, anyone else can use any text they like.
If they still give advice on mortgages even if that is only part of their business then they should use the mortgage adviser version of the signature(they implied they don't in post 17.
The approved text also uses the sig heading that some don't use
"I am a Mortgage Adviser".0 -

In their signature (as below) they are claiming to follow the Mortgage Advisors Code of Conduct which states they must use a specific signature which they are not doing.I am a Finance Professional. To be fair, there are no rules stating non mortgage brokers can not put the signature mortgagemama has...I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it.
