Downstairs loo installation

I am driving myself mad in trying to find a house I like.

I quite like this one (link below) but it has no downstairs loo.

I think if I lose some hallway I could fit something. However I am not clear about how long it takes and the soil pipe situation. I am presuming if where the bathroom is the pipes run in the carport somewhere.

I really don’t want a saniflow.

I would be grateful for any advice in terms of whether anyone thinks it’s doable. The other option is to find a house already with a downstairs loo, which is not that easy either.

    I have seen several "cloaks" under the stairs, and this also would be close to the soil pipe, which runs that side of the house, through the carport roof (the big pipe in Photo 2).

    You'd lose the door from the hallway to the carport, but you have another door a bit further along (into the kitchen).

    It wouldn't be cheap, but is the car port big enough to be re-built as a garage, with a utility room/cloakroom at the back?

    The existing garage could then be anything you wanted it to be.

    I can!!!8217;t afford a full conversion of that carport. Hence this secondary option.

    That floor plan is misleading there is no door into the carport it!!!8217;s a little cupboard with odds and sods.

    The only downside I can see is losing some of the hallway if I need to come out past the window.

    I know I have to get an architect but would I also need to get building approval?

    You will need to get Building Regs approval (and someone to draw the plans for the application).

    You won't need an architect if it's a straightforward building job.
    A kind word lasts a minute, a skelped erse is sair for a day.

    Honestly? I would go for it, it's a nice house in a great location and not too pricey for Pinner. It will appreciate nicely.

    But hold off any plans for the downstairs toilet for a few years. This house is screaming out for a double storey extension and garage conversion.

    From the photos, the soil pipe looks to be asbestos or cast iron. If this is the case, it will cost more to add a connection from a downstairs toilet.
