    Please excuse my language but if I was a landlord and had a tenant who called me up because they door handle fell off, I would be thinking !!!!!!??

    If you are unsure then call up the agent/landlord and ask if it's ok for you to screw if back on, perhaps make another hole if required.

    I think some of you are being unfair on OP, first thing to go wrong was the hob, nearly a year to fix basic cooking facility - that's outrageous, bet if they withheld rent until it was fixed the LL won't be so hard to get hold of!

    Putting a screw back in door handle maybe easy - if it wasn't tight in first place - what if it's too small a screw, it will never tighten!

    Fixing blinds badly and buying cr*p blinds will mean they will break with normal use.

    I'd write to agent and LL and say that you like the flat but you need the things fixing before signing a new agreement. Then tell agent that you need assurances about repairs for next rental period, I would suggest that agent gets permission to be able to spend min of 10% of your monthly rent on minor repairs, or can allow you to under pay by same value if you prove costs, so that the lack of contact issue is kicked into touch.

    The rent increase is your choice to haggle after that.
  • I can see where people are coming from with the door handle.
    Some of the screws are snapped off in the holes and it's very splintered which suggest to me it was put on badly in the first place, or crap screws? I don't know I'm not DIY minded in the slightest.

    I tried to ring CAB today (wanted to check there could be no comeback if I write to agents saying will not pay increase until stuff fixed...etc) but couldn't get through, so am just going to write the letter anyway and send it recorded delivery.

    I appologise if I offended, but a doorhandle coming off simply isn't worth calling the landlord for.

    As for the blinds coming down, a couple of decent wall plugs and a screwdriver should resolve it.

    However, I stand by my comments on the missuse of the blinds... if it was just 1 I could understand... but to have 2 break???

    I can see your point on the hob though... it's a basic fixture and if the LL didn't repair it in a timely manner I'de find somewhere else unless I was getting a fantastic deal. (If the deal was that good I'de have had a replacement hob fitted myself!)
    Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.

    To be honest I'm not entirely sure what the market rent is....I don't know of the prices for similar flats in this building, I've only seen the penthouses for rent.
    But 1 bed flats around here (cardiff) are usually £500 - £550 depending on the quality...

    You must be in a bit of a posh one as I just had a look on Rightmove and 1-bed flats start at under £400, but it will depend where you are and what it is about that flat that's unique/desirable/convenient for you.

    However I still stand by comments, we have not missused the blinds in anyway (not that I would know how anyway. How would you missuse blinds?)

    I rent fully furnished. I have no tools. I have NO DIY skills... no, not even the slightest tinsy winsy little bit. I'd fook it right up. It'd be a balls up. I'd then cry ... so you'd get me crying and bleating needily down the phone.

    You might be happy wielding all manner of tools fit for the job.
    Others aren't.

    Rather you than me. I've never seen the interest... seems a bit stuck out on a limb down there, doesn't seem anything down there ... and the older parts that you have to go through to get to it scare me after dark :)

    Also, I doubt anybody could ever find me to visit. I've been down there with all manner of locals. And they're generally completely lost. I recently met a woman who said it took her 3 weeks to learn how to find her house.

    Also, it's only me, which automatically makes everything doubly expensive!

    It's not that bad! Plenty of buses and you can avoid the older bits easily. We live near the mermaid quay/millenium centre part so it's not too far out...well I didn't think so! hehe! Each to their own though I suppose :D
